DLC colocation
Liquid-cooled colocation at three scales
Direct liquid cooling for high-density GPU hardware: 1 MW in the expansion of our data centre in Hanover, 1 MW in a hall of its own in the Frankfurt region, 40 MW on the FRA 3 AI campus in the Frankfurt region. Which option fits you comes down mainly to one number – your power requirement.
Which option fits your power requirement?
Three liquid-cooled colocation projects, three scales. Find the row your number falls into.
Well under 10 MW
Hanover DLC
Our expansion for direct liquid cooling at the DE01 location in Hanover – the smallest of the three options and the route for anyone who needs well under 10 MW.
1 MW DLC capacity
To the projectAround 1 MW, just for you
FRA 2
A hall of its own in an existing data centre in the Frankfurt region, converted to direct liquid cooling – for a single tenant.
1 MW IT load, own hall
To the projectFrom 10 MW
FRA 3
The AI campus in the Frankfurt region, less than 50 km from the airport. Allocated in blocks from 10 MW, under three contract models.
40 MW total IT load
To the projectReservation deadline for all three projects: November 2026. All figures are indicative and non-binding, subject to planning, construction and contract.
One portfolio, not three coincidences
The three projects are not the same thing three times in different sizes. What mainly sets them apart is where they come from.
Hanover is an expansion in a data centre that runs today, that we run ourselves and that is certified to ISO 27001 based on BSI IT-Grundschutz. FRA 2 is an existing building, not a new build: grid connection, transformers, UPS, backup generators, fibre and security systems are in operation there, and one hall is being converted. FRA 3 is a campus in planning – at a scale that neither Hanover nor FRA 2 can accommodate.
Together they cover the range in which liquid-cooled colocation is in demand today: from well under 10 MW to 40 MW. If you are not sure where you belong, that is exactly the point at which we should talk.
- Direct liquid cooling in all three projects
- Reservation deadline: November 2026
- One contact for all three routes

Hanover DLC: 1 MW in our own data centre
The smallest of the three options – and the only one being built at a location we already run ourselves today.
By Q2/2027 · available to reserve now
Direct liquid cooling at the DE01 Hannover location
By Q2/2027 we are expanding Hanover with 1 MW of capacity for direct liquid cooling – for high-density GPU hardware. You can reserve now.
DE01 is our main location, with three availability zones (VZ-A, VZ-B and VZ-C). The expansion is being built in a data centre that is in operation today and certified to ISO 27001 based on BSI IT-Grundschutz – certificate BSI-IGZ-0552-2023, scope data centres and cloud services.
If you need well under 10 MW, this is your route.
All figures are indicative and non-binding, subject to planning, construction and contract.

FRA 2: 1 MW in a hall of its own
In the Frankfurt region, in a data centre whose infrastructure is in operation today. One hall, a single tenant.
Reservation deadline: November 2026
One hall, one tenant, 30 to 130 kW per rack
In the Frankfurt region, we are converting a hall of its own in an existing data centre to direct liquid cooling: 1 MW of IT load for a single tenant, 30 to 130 kW per rack, cooled directly at the chip. Built for NVL72-class racks.
The building is existing, not a new build: power supply, backup power, fibre and security systems are in operation today. One of the halls is being converted.
We will share the exact location and the key technical data after a non-disclosure agreement.
All figures are indicative and non-binding, subject to planning, construction and contract.

What you get in FRA 2
Turnkey colocation as a private suite
A hall of your own, run by kyberio. Power is passed through.
Option to expand into a second hall
A second hall at the same location is possible as an expansion.
Managed services
Cross-connects, IP transit, DDoS mitigation, GPU servers and 24/7 smart hands – as much or as little as you need.
FRA 3: AI campus with 40 MW
Frankfurt region, less than 50 km from the airport. The option for anything from 10 MW.
Reservation deadline: November 2026
Built for the next GPU generation
In the Frankfurt region, less than 50 km from the airport, we are planning an AI campus with 40 MW of IT load. It is designed for up to 280 kW per rack, and 85% of the IT load will be direct liquid cooled – built for NVIDIA Blackwell Ultra and Vera Rubin.
Ready for service is planned for the end of 2027. The campus will be allocated in blocks from 10 MW, under three contract models.
All figures are indicative and non-binding, subject to planning, construction and contract.

Three contract models, all from 10 MW
How much you take on yourself is decided by the model you choose.
Turnkey Colocation
Fully equipped modules in MW blocks, run by kyberio.
Powered Core & Shell
A building shell ready for occupancy with secured high-voltage supply, under a colocation lease.
Build-to-Suit
Delivered turnkey to your specification, under a colocation lease.
Reservation deadline: November 2026
We accept reservations for all three projects until November 2026. If you need capacity, talk to us early – then we can work out together which of the three options fits your load.
Questions about DLC colocation
I need 200 kW. Which option fits?
The DLC expansion in Hanover. It is the smallest of the three options and the route for anyone who needs well under 10 MW. You can reserve now; the expansion is complete by Q2/2027.
I need 1 MW – Hanover or FRA 2?
Both projects are at 1 MW; they differ in how they are set up. Hanover is an expansion in our own data centre at the DE01 location with three availability zones. FRA 2 is a hall of its own for a single tenant, with 30 to 130 kW per rack, in the Frankfurt region. What matters to you – rack density, sole use or location – is something we clarify in a conversation.
When does FRA 3 make sense?
The three contract models on the AI campus start at 10 MW. For smaller projects, Hanover and FRA 2 with 1 MW each are the right fit.
Where exactly is FRA 2?
In the Frankfurt region. We will share the exact location after a non-disclosure agreement.
Does your ISO 27001 certification also apply to FRA 2 and FRA 3?
Our certificate BSI-IGZ-0552-2023 – ISO 27001 based on BSI IT-Grundschutz – applies to our own data centres and cloud services. The DLC expansion in Hanover is covered by it. On FRA 2 and FRA 3 we make no statement on this today.
How binding is a reservation?
A reservation secures capacity for you in the respective project and is meant to be binding. We accept reservations until November 2026. All technical figures are indicative and non-binding, subject to planning, construction and contract.
